We are currently accepting applications for a
Porter/Groundskeeper at the Clairborne Apartments in Grand Prairie,
Ensure that the property grounds and all common areas are clean
and free of debris on a daily basis and that company standards are
Responsibilities & Duties
+ Maintain grounds per Price Brothers Management standards and
dispose of all debris on a daily basis, i.e. cigarette butts,
trash, newspapers, etc.
+ Maintain all common areas and parking lots. Clean all common
entry areas, walkways, breezeways, public bathrooms, pool areas or
other areas as required by the Property Manager.
+ Ensure curbs are swept, including dumpster area.
+ Assist with exterior maintenance which includes outside light
repair or replacement, screen repair or replacement, and the
Preventative Maintenance Program.
+ Maintain equipment used for snow removal, lawn care, parking
lot maintenance, pool operations and any other equipment used for
grounds keeping services.
+ Ensure vacant units are cleaned out upon move-out.
+ Adhere to the Company's Safety Programs, policies, and
+ Participate in the Company's training classes, as
+ Perform all other duties as directed by the management and
assist the overall team effort in any way possible.
+ Maintain an excellent customer service relationship with all
residents and fellow associates.
Tasks Performed (not all inclusive)
+ Cleans and removes litter from grounds, dumpster areas, and
curbs of parking area daily.
+ Maintains swimming pool by cleaning and applying proper
chemicals. (Only as instructed by service techs)
+ Spreads salt on public passage ways to prevent ice
+ Plants grass, flowers, trees, and shrubs. Waters lawn and
+ Repairs fences, gates, walls, and walks. Paints fences and
+ Periodically cleans out drainage ditches and culverts.
+ Patrols, periodically, buildings and grounds of the
+ Locks up pool, etc. verifying that all doors and windows are
+ Helps manager verify that only residents of the property are
using the facilities.
+ Reports violations of lease and rules and regulations
infractions to property manager.
+ Reports loud music or parties.
+ Watches for and reports irregularities such as fire hazards,
leaking water pipes, and security doors left unlocked.
+ Calls police or fire department by telephone in case of fire
or domestic disputes, break-ins and reports any police intervention
to the manager.
+ Reports all vehicle violations.
+ Records all data such as property damage, unusual occurrences,
and maintenance needs for use by supervisory staff.
+ Reports any problem areas to Property Manager.
+ Notify Property Manager of any needed supplies or
+ Maintains appearance of supply room.
+ Sweeps, scrubs, waxes, and polishes floors.
+ Dusts furniture. Washes walls, ceiling, and woodwork. Washes
windows, mirrors, door panels, and sills.
+ Empties wastebaskets in laundry room and office and transports
trash and recyclables to disposal area.
+ Assists housekeepers with turnovers during busy months.
+ Assists service technicians when needed.
+ Snow removal required.
Minimum Qualifications Skills/Abilities and Knowledge
+ Able to follow directions.
+ Effectively communicate to superiors on various

Education (level and type)
+ Less than High School education.
Required Work Experience
+ Minimum number of years: 6 months in some or all of the
Certifications and/or Licenses
+ A valid driver license and any other licenses/certifications
required by the state; otherwise, none.
Continuing Education Courses
+ Position may require a work schedule outside of standard
hours, such as rotating work schedule or work schedule other than
Monday through Friday.
+ Position may require you to work at other property
+ Position will require the use of a personal vehicle.
+ Must be willing to travel out of state.
+ Duties performed both inside and outside, even in extreme
temperatures of below 32 degrees and above 100 degrees.
Physical Demands & Requirements
+ Worker will be required to handle heavy work, involving
lifting weights from 50 pounds frequently to 100 pounds
+ May be subject to physical hazards such as exposure to heat or
working in high places.
+ Worker will have to climb stairs and ladders an average of
8-10 times per day.
+ Occasionally worker may be carrying items exceeding 10 pounds
when ascending or descending stairs and ladders.
+ Worker may be required to stoop down and pick up small items
weighing 5-10 pounds.
+ Occasional kneeling and crouching are also involved, sometimes
while holding weights averaging 5-10 pounds.
+ Must be able to crawl and work in confined spaces or in
stooping positions for extended periods of time.
+ Worker would also have to do some reaching approximately 13-15
times per day, sometimes for items weighing an average of 5-10
+ There would also be pushing and pulling of large heavy objects
such as refrigerators, stoves, washers, dryers, dishwashers,
+ There is a good amount of lifting involved in this
+ Usually items are lifted up on to a dolly and then rolled to
+ Fine hand motor skills required.
+ Worker will be required to use fine motor skills and grasp
items such as small hand tools, rakes and mops 20+ times per day.
Worker should have a good sense of balance.
+ There is less than one hours when worker is sitting down. The
majority of the day is spent on feet.
+ It is recommended that worker wear good, sturdy shoes with
cushioned insoles and abdominal (back) supports as required.
+ Must be able to tolerate operating vibrating equipment.
+ Must be able to use power tools with a lot of force for
+ The job requires normal visual acuity, and field of vision,
hearing, speaking, color perception, sense of smell, depth
perception, and texture perception.
